make a new bath room out of one corner of a big room, we have to partition it out first use the gibro(cement) board.

see,villa board (fib-cement board).
it costs more to get seperated quotations from different trades. the total cost depents how many things you want to fit in the bathroom.
and also it is new room, and you need get water supply and waster discharge,and electrical work for light,heat,drawing fan and power points.

but what base of those different trades quote on, like per meter ....

the quotation is given by estimate how big the job, basically the cost for the materials plus labor cost. where the location of this house? if in Australia, average labor cost is about $200/day. Normally, in your this case, the total price is about $3500-5000 labor + material cost + electrical and plumber charge if required.

I got make new 6 bed rooms, and 2 bathroom and rewiring the whole house.

I think the electrician can start to quote on total points with a discount, plumber by meters and tiler by square meters...

but,normally,small job charges more and also charges on difficulty of site. nothing stardard on building trades.

a solution out of no solution.  think about the troubles of renting out. those kid thought you make millions, but they never thought the landlord just may cover the interest..

it is OK, they are less understand such a situation. troubles always there with renting out properties, just open one eye close one eye. haha, we are in very similar situation,but there is 10 bedrooms, 4 bathrooms, 3 living areas in my house, and I still have space to make at least another two bedrooms and another full size kitchen.

I love to do that, but my wife is decided to buy another house for ourselvs by the funding of renting out this existing house (after the job done, will be 12 bedrooms and 5 bathrooms and 2 kitchens... ) I think I will be the cleaner in order to please those tenant, because most of them does not understand they have to duty to keep the bathroom and their own rooms clean and tidy all the time...  and it seems my holiday is over and got to get my ass up to do some job... and the worse thing it we have to borrow another million to maintain our life ... and we only got 3 plus in-law parents sometimes comes in from oversea.

myself would prefer to live upper floor seperate with the tenant... but we have to buy a new house which is the true leader of our family's intention under reason that does not want my kid harmed by mess of renovation...and does not like to live with tenant...

and I like to chat with tenant, otherwise difficult to talk to any one, in most case, housemats become friends...  very few nasty one...

agree with you, and it is OK. the best way to make money is using money make money, so borrowing money to make money, borrow more and make more. haha, don't complain too much, you have done well. you should know you already win your life.
