關於高利率低房價和低利率高房價的計算

Let's assume your payment is fixed, always $2,000/mo, one with higher interest rate and lower principal, and one with lower interest rate and higher principal, A ten-year child knows that for a 30-year loan, the higher initial pricipal loan means its pricipal left is always higher at anytime (because for each payment you must pay higher amount of principal), until the last payment.

The key is that, for 低利率高房價, you get lost at the very beginning before you pay any pricipal and interest!

How about you could pay more pricipal if you have spare money? Better for 高利率低房價! Because You saved more interest.

How about you have a chance to refinance? Better for 高利率低房價! Because you can't do so for 低利率高房價!
